Repair or replace?

A lot of roofs we look at don’t need replacing yet. Here’s how we decide — and we’ll tell you the same thing on your roof.

A repair is usually enough if…

  • The roof is under 15 years old
  • The leak is in one spot — a pipe boot, a chimney, a valley
  • A few shingles blew off in a storm
  • The deck feels solid when we walk it

Repairs from $350

It’s time to replace if…

  • Shingles are curling, cracking or shedding granules into the gutters
  • The roof is 20+ years old and leaks in more than one place
  • There’s hail damage on several slopes (often covered by insurance)
  • You’re selling and the buyer’s inspector will flag it

Most replacements take 1 day

Included, every time

What’s in every Kestrel roof, bottom to top

Cheap quotes skip layers you can’t see from the street. Ours are on the estimate, line by line.

  1. 01

    Tear-off to the deck

Every old layer comes off. We never shingle over shingles.

  2. 02

    Deck inspection

Every sheet walked and checked. Soft wood photographed before we touch it.

  3. 03

    Ice & water shield

Self-sealing membrane at eaves, valleys and around penetrations — Ohio ice-dam country.

  4. 04

    Synthetic underlayment

On the rest of the deck. Doesn’t wrinkle or tear like felt.

  5. 05

    Drip edge & starter

Metal edge at eaves and rakes; starter strip so the first row can’t lift.

  6. 06

    Shingles

Six nails each, hand-checked pattern on every slope.

  7. 07

    Flashing & pipe boots

New step and counter flashing at walls and chimneys, new boots on every pipe.

  8. 08

    Ridge vent

Continuous ventilation so the attic breathes and shingles last.

FAQ

Questions people ask us

How long does a roof replacement take?

Most homes take one day: we arrive at 7 and leave by evening with the yard cleaned. Large, steep or metal roofs take two to three days — your estimate says which.

Do I need to be home?

No. We need access to an outdoor outlet and the driveway. Most owners leave for work and come back to a finished roof; we send photos during the day.

Is it loud? What about my kids and pets?

Tear-off is loud for the first two to three hours. Keep pets inside or away for the day. We fence off the drop zone and keep the driveway clear by evening.

Will you damage my landscaping?

We cover beds and grass with tarps, lean plywood against siding and windows, and put the dumpster on plywood. Anything we damage, we fix.

Do I need a permit in Columbus?

Re-roofing in Columbus and most suburbs needs a permit. We pull it, schedule any inspection and include the fee in your price.

Can you match my neighbor’s roof?

Usually yes — bring a photo or the address. We’ll show you samples on your own house in daylight before you choose.
